In comparison to buying readymade houses in Kenya, it is found that building of houses is comparatively cheaper. This is apparently made obvious as sellers are usually aiming to reap hefty profits averaging up to 150% of the building cost. Rates charged on housing mortgages are also high. In most cases it is highly economical to hire contractors for the actual construction. To build a four level duplex style block with each level consisting of 2 floor 3 bedrooms is estimated to cost KES 7 to 9 Million. Thus for a 90 meter 2 floor 3 bedroomed apartment there should be a price reduction of 30% margins from KES 1.7 million to KES 1.1 million
The Oriented Strand Boards (OSB) price for panels in china is equivalent to USD 3 (KES 270). A square meter of wall requires two boards and an insulation material, this approximate the cost to almost KES300 per square meter OSB China., additional 50% freight and port charges estimate the cost to KES 450 per square meter. As much as every prospect of real estate in Kenya deserves pursuing, construction emerges as one of the best option of investment due to the relatively cheaper cost and the massive profits reaped from either selling or renting out property.
